The median single-family home sold for $900,000 in September, up 2.5% from $878,000 a year earlier, according to the Greater Boston Association of Realtors.

The region recorded 798 closed single-family sales, down slightly from 803 in September 2025. Meanwhile, inventory grew 7.1% to 2,265 homes, representing approximately 2.7 months of supply.

Why it matters

Buyers have somewhat more properties to consider, but higher inventory has not yet translated into a lower median completed-sale price. More listings can improve selection and negotiating opportunities without making the entire market affordable.

These figures cover GBAR's 64-community jurisdiction, not Boston city alone. Median sale prices also reflect the mix of homes sold, so they should not be interpreted as a price change for every individual property.
